With the number of listings up, typically it puts pressure on the housing market for the prices of homes to decrease, but experts are saying the Moose Jaw region hasn't seen that impact yet.

The number of homes sold dropped from this September compared to September 2016, which saw a total of 10 fewer homes sold. However, the number of listings continued on an upward trend seeing an increase of 7%, according to the report released by the Regina Realtors Association that encompasses Moose Jaw and area.

"Over the last few months sales have been pretty good in Moose Jaw, but in September they tailed off a little bit," explained Rob Reynar, Manager of Operations and Member Services. "We certainly are down on the averages... the region itself is a little bit slower in sales right now."

"Ten sales less this year compared to last year, I don't think that really affects the market greatly. Certainly, if that was a trend over time it would have a bigger impact on the market and I think that's one of the reasons why we've seen pricing really hanging in there, in fact going up, over that same period despite fewer sales year over year."

Stretching back to January, Reynar said there was the anticipated spike in listings and sales throughout the last nine months. 

"I think if you were to graph the sales month by month and put them over top of other years, I think you would see that traditional hump in the middle of the year. It starts a little slower in the first quarter, ramps up in the second quarter and into the early third. And now we've started that sort of descent into the fall market. We generally see fewer sales in the fall and I think that trend will continue."

He added that a part of the busy time in the summer is due to homeowners wanting to have quick possession and be settled in their homes before the new school year starts up again.
