Those looking to enter the rental market may find it daunting, but searching for the right place with the amenities needed doesn’t have to be.

Erika MacNaughton, owner and manager with 3Keys Property Management offers some advice for those looking for a place in Moose Jaw.

“My best recommendation is to watch the listings, watch the websites. We have a website with all our current listings up, and stay up to date and watching what's available, and what's coming,” said MacNaughton.

Many sought after spaces within the city are only available on the market for a short time, if at all, oftentimes filling up from previous applicants. In many cases it is advised to put in application at the place of your choosing to be on the list when it becomes available.

“The tough thing with rental markets is on a month-to-month basis, things change very, very frequently depending on who gives notice and what the situations are.” said MacNaughton.

As places with in-demand amenities like garage space, and allowing pets are in the highest demand, garnering a lot of interest from potential tenants, she suggests efficient communication about specific needs to help expedite the process.

“How many animals or what kind, or if you have children, or what your income and job discrepancies are, and if we get the information we’re looking for more efficiently,” said MacNaughton.

“If people are open and honest and supply the information we need, we can fill them faster.”

She states that demand has been driven by a combination of factors, be it families looking for rental accommodations while they weather the high interest rates ahead of purchasing a home, or the influx of students attending Saskatchewan Polytechnic.

Despite those factors she says the market has become less restricted over the last few months.

“Previously, the market was really tight, but we’re noticing that things are evening out and it’s less difficult than it was even just a few months ago.” said MacNaughton.
